Meet the team at Central Square! To start things off, we sat down with sales negotiator Pandora Silva, to discuss how she’s helping homebuyers and what makes this development such a great choice for first-time buyers…
What is your background?
I’ve always worked in property and knew I wanted to do this from a young age as my family have been in the industry since I can remember. They’ve encouraged me to pursue a career in a field that I not only really enjoy but in one that I can see growth.
I started as an estate agent in 2011 and four years ago I was lucky enough to join JLL’s New Homes department. It’s been so interesting selling so many different styles of homes across such a variety of developments; some have been straightforward sales, others using Help to Buy or shared ownership.
During the lockdowns in 2020, I worked remotely covering different developments across London, and since January 2021, I’ve been based in the sales and marketing suite at Central Square.
Who is JLL and what is its role at Central Square?
JLL is a new homes property agent and development consultant.
At Central Square, we are the onsite sales agent and are responsible for every aspect of the sale and marketing of the homes here. We run the sales office, promote Central Square to potential new buyers and facilitate sales events (or webinars, if social distancing requires it!)
What is your role at Central Square?
As a sales negotiator, I support our customers at every stage of buying a home, from reservation to completion. This includes support with financial assessments should they need it, answering any questions people have before making an offer to the developer – in this case Broadway Living – and then just keeping in contact throughout the process after they have reserved until completion..
I enjoy the variety every day brings and really like meeting potential buyers. On any day at the marketing suite, I might be showing people around the show home, following up enquiries and new leads, and booking appointments. There’s also a lot of paperwork to prepare for exchange and completions.
What do you like best about Central Square?
I love the fact that the entry price of the homes here is very accessible and that many single first-time buyers hoping to jump on the property ladder are able to buy an apartment, without help from their family. And, we’re still so close to central London – there’s a train station literally opposite Central Square which reaches London Paddington in 22 minutes and makes moving around London very easy.
What is your favourite thing about the property or interiors?
It has to be the flexible layouts! The open-plan flow from the living area through to the kitchen makes entertaining really easy and the large bedrooms are versatile so that a dressing area could double up as a desk when working from home. I love imagining what I could do with the interior if I owned one of these homes; having a blank canvas on which to make your own mark is very special.
What do you enjoy doing outside of work?
I’m a foodie and spend a lot of time cooking. Recently I’ve been cooking steak and mash with a creamy peppercorn sauce, or Indian lamb chops with biryani and curry sauce.
Why should first-time buyers buy new-build?
There’s something that can be said for buying a new build home when you’re a first-time buyer; everything from fixtures, fittings and kitchen appliances to tiling, flooring and wall colours are fresh and pristine. All you need to do is unpack your own belongings and enjoy. New homes comply with the latest building regulations too which means they’re far more energy efficient than older properties. Another benefit of a new home is there is no chain so you can move in as soon as it’s built. What’s more, there are a range of Government backed schemes available on new homes and especially designed to help first time buyers. At Central Square for instance you can purchase a home using either shared ownership or Help to Buy – whichever suits your circumstances best!
